We help property owners assess the energy efficiency of their property – from the initial assessment right through to a personalised renovation plan.
We assist with the organisation, implementation and documentation of statutory requirements in project and corporate contexts.
Would you like to know what your property is really worth? Consilium Valuation & Advisory supports private owners with professional property valuations in Stuttgart and Berlin. We value houses, flats and other residential properties in a transparent and independent manner, taking your specific circumstances into account. Whether it’s a sale, inheritance, gift, divorce, financing or tax-related matter: A well-founded valuation provides clarity and gives you a reliable basis for your next decisions. The market value is determined in accordance with Section 194 of the German Building Code (BauGB) and on the basis of the Property Valuation Ordinance (ImmoWertV). In doing so, we take into account, amongst other things, location, condition, fixtures and fittings, the plot of land, potential uses and the current market situation.
A professional property valuation is always advisable when the value of a property needs to be assessed in a transparent and robust manner. Particularly in the case of private residential properties, this often involves personal, family or financial decisions where a neutral assessment provides certainty.
Not every valuation requires the same level of detail. Depending on the reason, intended use and desired level of detail, a concise summary report may be sufficient – or a detailed market value report may be appropriate.
During an initial consultation, we’ll work with you to clarify why you need the valuation and which type of valuation is best suited to your situation. If you wish, we’ll start with a viewing of your property in Stuttgart or Berlin and then discuss the next steps
A brief valuation report provides you with a concise and clear assessment of the property’s value. It is particularly suitable if you need an initial, well-founded guide, for example prior to a sale, for an asset overview or for personal decision-making.
Compared to a detailed market value valuation, a short valuation is less comprehensive and focuses on the key features of the property that affect its value. Depending on the property and the documentation available, it can be prepared with or without a detailed on-site inspection.
A market value valuation is the most comprehensive form of property valuation. It determines the market value of a property in a transparent and detailed manner. It is based on the legal requirements of Section 194 of the German Building Code (BauGB) and the valuation principles of the ImmoWertV.
A market value valuation is particularly useful when the valuation needs to be documented in a way that is transparent to third parties, for example in the case of inheritance, gifts, divorce, tax matters or legal disputes.
The costs of a property valuation depend on the scope, the purpose of the valuation and the complexity of the property. We offer transparent starting prices to give you an initial guide. Following a brief discussion, we will be better placed to assess which type of valuation is most suitable for your needs.
The property markets in Stuttgart and Berlin differ significantly in terms of location quality, demand, price levels and property structure. A professional valuation should therefore not only take general key figures into account, but also always consider local market conditions.
Consilium Valuation & Advisory values residential properties in Stuttgart and Berlin with a clear focus on location, the condition of the property and potential uses. Clear and understandable advice is particularly crucial for private owners. That is why we not only explain the result to you, but also the key factors that influence the value of your property.
Would you like to reduce your energy costs, improve your property’s energy efficiency or make the most of available funding opportunities? Consilium Valuation & Advisory supports property owners with energy consultancy for residential buildings in Stuttgart and Berlin.
During a free initial telephone consultation, we’ll first clarify your concerns, your goals and any potential need for advice. We’ll then show you which next steps might be appropriate for your property
— from an initial energy assessment and a personalised renovation roadmap to guidance on funding programmes from BAFA and KfW.
This gives you a clear basis for your renovation decision and helps you avoid unnecessary costs arising from uncoordinated individual measures.
During a free initial telephone consultation, we take the time to answer your initial questions. We discuss your goals for your property, whether you’ve already considered specific renovation options, and which issues are particularly important to you — for example, energy costs, grants, heating modernisation, insulation or a personalised renovation roadmap. The initial consultation serves as a first step to help you find your bearings. Together, we’ll clarify whether a comprehensive energy consultancy, an iSFP or a targeted assessment of funding opportunities makes sense for your situation. On this basis, we can explain the next steps to you in a transparent manner.
The individual renovation roadmap, or iSFP for short, is a structured advisory tool for the energy-efficient renovation of residential buildings. It shows the energy performance of your property and outlines which renovation measures may be appropriate in the short, medium and long term.
The advantage: rather than being presented with a single, isolated measure, you receive a clear overview of possible renovation steps. This enables you to plan your investments more effectively, coordinate measures sensibly and make more targeted use of funding opportunities.
An iSFP is particularly useful if you do not wish to fully renovate your property straight away, but would prefer to proceed step by step. This helps you maintain an overview and establishes a clear basis for future decisions
Funding schemes can make energy-efficiency refurbishment significantly more financially attractive. At the same time, the eligibility criteria, application processes and technical
requirements are often difficult for property owners to navigate.
We help you identify suitable funding opportunities and prepare the next steps. This includes, in particular, funding programmes relating to energy advice, individual measures to the building envelope, building services, heating modernisation and specialist energy planning.
As funding programmes are subject to regular updates, we always recommend checking the latest information from BAFA and KfW. You can therefore be redirected directly to the official funding pages via our website.
SiGeKo stands for health and safety coordination. In practice, this involves organising workplaces, processes and projects in such a way that risks are identified, measures are planned and statutory and organisational requirements are implemented in a transparent manner.
According to Section 3 of the Construction Site Ordinance (BauStellV), a health and safety coordinator (SiGeKo) is always required whenever employees from several employers are working on a construction site. This applies regardless of the size or duration of the project, even if the tradespeople are only working on the site one after the other.
In addition to this basic obligation, there are further criteria that determine the exact scope of coordination and the type of documentation required (such as the health and safety plan):
Important: The obligation to appoint a safety officer always rests with the client. If you yourself possess the necessary professional qualifications, you may also carry out these duties as the client.
Consilium Valuation & Advisory supports you in reviewing existing structures, identifying gaps and developing appropriate measures for your company or project environment.
“We support you in establishing and further developing clear structures for occupational safety, health protection and environmental management. This is not about theoretical concepts, but about practical processes that work in day-to-day business operations.
Together, we review existing processes, responsibilities and documentation. On this basis, we develop measures to help organise, communicate and implement health and safety (SiGeKo) matters more effectively.
Risk assessment is a key component of occupational health and safety. It helps to identify potential risks associated with activities, workplaces or operational processes and to derive appropriate protective measures. The Federal Institute for Occupational Safety and Health describes risk assessment as a systematic evaluation of working conditions to identify potential hazards and derive appropriate measures.
We support you in preparing, structuring and documenting risk assessments. In doing so, we ensure that the results are clear, transparent and suitable for practical implementation.
Health and safety at work only works if information is communicated clearly and applied in day-to-day practice. That is why training, clear responsibilities and transparent documentation play a vital role.
We support you in preparing suitable training content, structuring evidence and organising recurring health and safety coordination topics. The aim is to produce documentation that not only meets formal requirements but also remains useful in day-to-day operations.
In the property sector, HSE issues frequently arise where buildings are operated, converted, modernised or managed by external service providers. Different stakeholders, varying activities and complex responsibilities can mean that occupational health and safety requirements are not regulated clearly enough.
Consilium Valuation & Advisory supports companies, owners, operators and project managers in taking a structured approach to health and safety management issues in the property and project sectors. This includes, amongst other things, organising processes, coordinating with stakeholders and ensuring transparent documentation of relevant measures.
Consilium Valuation & Advisory supports companies, property operators and project managers in Stuttgart and Berlin in the structured implementation of health and safety management issues. Our focus is on clear advice, well-defined processes and practical solutions.
